What is a Domestic EPC?

Domestic EPCs display an Energy Efficiency Rating (EER) and an Environmental Impact Rating (EIR).  They must be produced when a property is being sold, or there is a change of tenancy, and updated every 10 years.

The EER is rated in terms of energy costs, while the EIR is rated in terms of carbon emissions. Domestic EPCs also have numerical ratings, with a higher number suggesting greater energy efficiency.

On an EPC the numbered arrows show the current rating based on the existing energy performance of the property and the potential rating if the suggested improvements are implemented.

Changes to EPC requirements by 2025

The law already requires a valid EPC to be in place for all rental properties - but are you aware of upcoming changes to EPC requirements for rental properties in Scotland over the next 5 years?

As of the 1 st October 2020 new guidelines came into effect meaning all properties must achieve a level E or above as a minimum standard at change of tenancy.

Existing occupied properties have until 31 st March 2022 to achieve the same standard providing there is no change of tenancy before that date.

From the 1 st April 2020 the minimum standard then changes to a level D for all changes of tenancy and pre-occupied properties have until 31 st March 2025 again proving there is not a change of tenancy during this time.
